Charbonneau. The gated 55+ community south of I-5. Homes built mostly in the 70s and 80s. We do a lot of water heater replacement work in Charbonneau. The original 70s and 80s units are well past end of life, and the current wave of replacements is often going to high-efficiency tank or tankless. Accessibility matters in Charbonneau homes: customers often want low-disruption work, and we plan jobs accordingly.

Villebois. The newer master-planned community on the west side of Wilsonville. Homes are mostly post-2005, with PEX supply and modern plumbing throughout. Low-maintenance at this age overall. Common calls: fixture repairs, tankless water heater servicing, and the occasional burst pipe from a hard-freeze event.

Downtown Wilsonville and near Town Center Park. Mix of older residential and newer infill. Downtown has some of the older plumbing in the city.

SW Wilsonville Road and SW Canyon Creek Road corridors. Mix of housing ages. These corridors see more through-traffic from Sherwood so our trucks are often nearby.

Wilsonville spans four housing eras — 1970s-80s Charbonneau on original copper, 1990s subdivisions, 2000s-2010s Villebois builds on PEX, and post-2010 new construction — each with different plumbing needs. Wilsonville spans roughly four distinct housing eras:

1970s-80s Charbonneau. Original copper supply, water heaters now 40+ years old (the original installs have been replaced; we’re often on second-generation replacements now), PVC or ABS drain. Shower valve cartridges from the 80s are sometimes hard to source, so we occasionally replace the valve body rather than chase cartridges.

1990s subdivisions throughout. Copper supply, sometimes transitioning to PEX late in the decade. Water heaters from this era now reaching end of life.

2000s-2010s Villebois and nearby builds. PEX supply, modern fixtures. Mostly low-maintenance at this age.

Post-2010 new construction. Best-in-class plumbing stock. Occasional early-life fitting issues on certain PEX installs, but generally trouble-free.

Do you work in Charbonneau?

Yes, regularly. Water heater replacements, drain work, fixture repairs, and re-pipes are common. We understand the community’s preferences around clean, low-disruption jobs. We clean up after ourselves and keep work tight.

Do you work in Villebois?

Yes. Most of our Villebois calls are fixture repairs, tankless water heater service, and the occasional winter-related issue. Newer homes need less but they still need something.
