Dripping or leaking faucets

The fix depends on the type. A compression faucet drips because of a worn washer (cheap part). A cartridge faucet drips because the cartridge is shot. A ceramic-disc faucet drips because the seals are worn. We identify the type, source the correct part, and swap it. For older faucets where parts are hard to find or the body is corroded, replacement is the better call.

Low pressure at a single fixture

Almost always a clogged aerator or filter screen at the faucet itself. Sometimes it’s a supply-line issue, or an angle-stop valve that’s been partially closed. We check the simplest thing first.

Shower valve problems

A shower that can’t hold a temperature is usually a bad pressure-balancing or thermostatic cartridge. A shower that won’t turn off completely is a failing valve seat. A shower with very low flow is either the showerhead (easy) or the mixing valve (bigger job). Many shower valves in older Sherwood and Tigard homes are single-handle pressure-balance units from the 90s and 2000s. Cartridges for these are still available in most cases, but occasionally the valve body itself is corroded beyond repair and needs replacement behind the wall.

Garbage disposal issues

Most common failure modes:

  • Hums but doesn’t spin: stuck impeller. Sometimes we can free it with the manual wrench hole at the bottom; sometimes the motor is burned out and needs replacement.
  • Won’t turn on at all: tripped reset button, tripped breaker, or failed motor. Reset first, then troubleshoot.
  • Leaks: from the top (sink flange), sides (housing seal), or bottom (motor housing cracked). Top and side leaks are sometimes repairable; bottom leaks usually mean a new unit.
  • Loud grinding: something in it that shouldn’t be, or the impeller is chipped.

We replace disposals with InSinkErator or Waste King units, typically. Install is usually under an hour.

Sink and tub stoppers that don’t work

Pop-up assemblies wear out. The linkage gets corroded, the pivot breaks, or the lift rod bends. We rebuild or replace the assembly. Quick fix.

Fixture replacement for remodels

We’re often the plumbing half of a bathroom or kitchen update. Homeowner or designer picks the faucets and fixtures; we remove the old, handle any rough-in adjustments, and install the new. We don’t do tile or cabinet work. We coordinate with whoever does.

How much does a faucet repair cost?

We don’t quote faucet work over the phone. Most kitchen and bath repairs are a cartridge or washer swap, but the actual cost depends on the brand, what’s available for the model, and whether the under-sink space is workable. We come out, identify what’s failing, and give you a written price before we start. Service-call jobs are billed on completion. For larger projects — full bathroom or kitchen fixture suites going in during a remodel — we collect a deposit at the start and work through a milestone pay schedule.

Will you install a faucet I bought online?

Yes, in most cases. If the unit is missing parts or is a non-standard rough-in, we’ll tell you before we start.

How long does a garbage disposal replacement take?

Usually 45 to 90 minutes. The install itself is fast; most of the time is under-sink access and re-connecting the drain and dishwasher line.

Can you handle a full bathroom or kitchen remodel?

The plumbing side, yes: rough-in, rough plumbing, fixture install, final connections. We coordinate with your tile/cabinet/general contractor but we don’t do that work ourselves.

Why does my shower run hot then cold?

Usually a failing pressure-balancing cartridge in the mixing valve. Sometimes it’s inadequate hot water delivery from an undersized water heater. We diagnose before recommending.
