Real-Estate Transaction Plumbing in Sherwood, OR

OVERVIEWReal-Estate Transaction Plumbing in Sherwood, OR

Sherwood Plumbing provides sewer scopes, inspection-driven repairs, and fast-turnaround plumbing service for Portland-metro real-estate transactions, delivering an electronic recording buyers, sellers, and agents can share. Most of the sewer-line calls we take are real-estate transactions. A buyer’s home inspection turned up signs of root intrusion. A seller’s agent wants a pre-sale scope so the disclosure document is honest. A first-time buyer is trying to figure out whether the line that runs under the driveway is going to be their problem in three years.

That’s its own category of plumbing work, with its own deadlines and deliverables. We do a lot of it, and we’ve shaped how we run those visits around what real-estate professionals and homebuyers actually need: a fast turnaround, an electronic record they can share, and a written quote on any repair before the work starts.

WHAT YOU NEED TO KNOWWhat happens during a sewer scope for a home sale?

A sewer scope runs a camera through the lateral from the cleanout to the city main and delivers an electronic recording documenting the line’s condition.

The sewer scope is usually the request. We come to the house, run the camera through the lateral from the cleanout to the city main, and document what’s there. You get an electronic recording — typically delivered as a video file you can share with your agent, the buyer, the seller, or your title company.

What the recording shows you:

  • Pipe material and condition. Cast iron, clay, ABS, PVC, or Orangeburg — each fails differently. The recording lets you see what you’re working with.
  • Root intrusion. Even small intrusions matter for a real-estate disclosure. We document where the roots enter and how much line they’re affecting.
  • Bellies, sags, and offsets. Where the line has shifted or settled, water pools and solids accumulate. You’ll see those on camera.
  • Joint failures and cracks. The leading indicators of a future repair.
  • Connection to the main. Whether the lateral is still tied in cleanly to the city sewer, or whether something at the connection has shifted.

The scope visit is quoted on-site after we see the access. We don’t quote it over the phone — too many variables in cleanout location, line length, and line condition. You’ll know the price before we run the camera.

OUR PROCESSWhat repair work follows a sewer inspection finding?

When a scope finds a problem, we handle the repair too — from spot repairs to full sewer-line replacement to inspection-flagged items inside the house.

Often the scope finds something that needs to be addressed before closing — or that the buyer wants negotiated into the deal. We handle the repair side as well:

Spot repair on the sewer lateral

For a cracked section, a single failed joint, or a localized root intrusion, spot repair is usually the right call. We excavate just the affected section, replace it, and re-camera to confirm the line is clean.

Sewer-line replacement

For older Orangeburg or significantly compromised lines, full replacement is the durable answer. Trenchless options exist for some sites; conventional excavation for others. We’ll walk through the trade-offs with you on-site.

Inspection-flagged plumbing items inside the house

Home inspectors flag things constantly — slow drains, water-heater age, missing expansion tanks, hose-bib type, water-pressure regulator condition, supply-line material. We’ll tell you which items are real problems versus which are just the inspector covering their bases. Then we fix the ones that matter.

Pre-listing tune-up

For sellers who want to get out ahead of the inspection, we can walk the house, identify what’s going to surface, and quote the cleanup before listing. That’s the difference between a buyer’s agent making the inspection a negotiation item and a clean inspection report.

OUR PROCESSWhy do real-estate professionals work with Sherwood Plumbing?

Verified by camera, not promised. When we do a sewer repair, every repair is verified by a follow-up camera inspection. That gives the buyer or seller documentation that the work actually solved the problem — useful in disclosure, useful for the next time the house transacts.

Fast turnaround. Real estate moves on deadlines: inspection-period clocks, financing contingency dates, closing dates that won’t shift. We work to those deadlines and tell you on-site whether they’re realistic for the scope of work.

Written quote before any work. Buyers, sellers, and agents all have to budget. We don’t quote over the phone — we come on-site, see the actual line, and give you a written number you can take back to the negotiation. For service-call repairs you’re billed on completion. For larger work we collect a deposit at the start and work through a milestone pay schedule.

Devin’s been doing this for close to 20 years — long enough to know the housing stock in this area. The 1970s clay laterals in Old Town Sherwood, the Orangeburg in postwar Tigard, the cast iron stacks in pre-war Beaverton. That depth shows up in faster diagnosis.

Multi-generational customer base. We work with families across decades — uncles, grandparents, the next house down. A lot of our real-estate work comes from realtors and homeowners who already know us. New referrals are welcome.

OUR PROCESSHow does a real-estate sewer scope visit work?

Call or email to schedule with your deadline, and we run the camera on-site and deliver the recording and any repair quote afterward.

Call or email — (503) 822-5070, or office@sherwoodplumbingcompany.com. Tell us the address, who needs the recording, and the deadline you’re working to.

We’ll schedule a window that fits your inspection or contingency timeline. On-site, we locate the cleanout, run the camera, narrate what we’re seeing, and capture the recording. If repair is needed, we walk through what the work would look like and write the estimate before leaving the site.

You get the electronic recording delivered after the visit, plus the written quote on any repair we’ve identified. From there, the timing and decisions are yours.

Our techs know the housing stock around here: the 1970s gas tank in a Sherwood ranch, the 2015 tankless in a Villebois build, the electric tank in a Cedar Hills postwar home. That local knowledge is the difference between a diagnosis that takes 20 minutes and one that takes two hours.

FREQUENTLY ASKED QUESTIONSFrequently asked questions

How much does a sewer scope cost?

We quote on-site once we see the cleanout location, line length, and access. We don’t quote it over the phone — there’s too much that affects the work. You’ll know the price before the camera goes in.

How fast can you get out for a real-estate scope?

We work around inspection-period and contingency deadlines. Tell us the date you’re working to and we’ll tell you on the call whether it’s realistic. Most scopes get scheduled inside the inspection window.

What format is the recording delivered in?

A video file you can download and share with your agent, the buyer, the seller, or your title company. We’ll send it after the visit.

Do you do the repair work yourself if the scope finds something?

Yes — sewer spot repair, lateral replacement, and inspection-flagged interior plumbing are all part of what we do. We’ll write the estimate on-site so you can decide whether to handle the repair through us or take the documentation elsewhere.

Do you work with realtors and home inspectors directly?

Yes. We can deliver the scope recording directly to the agent, inspector, or title company you specify — just tell us who needs it.
