Old Town Sherwood. Older housing stock, mostly pre-1960 builds with original galvanized supply in some stretches, clay sewer laterals still common. We know how these houses plumb. Sewer work near Old Town’s tree canopy is an ongoing category (root intrusion is a constant in this part of town).

Murdock and Brookman. Newer builds, mostly 1990s and post-2000. Copper supply transitioning to PEX by the early 2000s, PVC or ABS sewer laterals. Most common calls: water heater replacements as first-generation 90s units reach end of life, drain clogs from household use patterns.

Off SW Meinecke Parkway and SW Tualatin-Sherwood Road. Mix of housing eras; runs closer to the commercial corridor, so we’re in and out of these neighborhoods frequently.

Near Snyder Park and Stella Olsen Memorial Park. Established residential. Similar mix to the Murdock and Brookman areas.

SW Dewey Drive, SW Oregon Street, SW Roy Rogers Road corridors. Spread of housing ages. Roy Rogers especially has the mix of older rural-residential alongside newer subdivisions where the housing types create different common problem sets.

Sherwood’s housing spans pre-1960 Old Town homes with original galvanized supply and clay sewer laterals, 1970s ranches on original copper, 1990s-2000s Murdock and Brookman subdivisions, and post-2000 PEX-supply builds — each era brings different plumbing issues. Sherwood has a wide range of homes, which means a wide range of plumbing. A few patterns we see:

Pre-1960 homes in Old Town. Original galvanized supply lines, original clay sewer laterals. Both are past their design life. Most of these homes have had at least partial repipes by now, but stretches of original pipe survive, especially feeding second floors and older bathrooms. The sewer laterals are the bigger concern. Root intrusion through clay joints is routine, and full trenchless replacement is often the eventual right answer.

1970s ranches throughout the Sherwood area. Often on copper supply (the original install). Copper pinhole leaks start appearing after 30 to 50 years depending on water chemistry; for homes on original copper we see pinhole leaks becoming more common.

1990s and early-2000s subdivisions in Murdock and Brookman. Copper or early PEX supply. First-generation 90s water heaters now at or past end of life. Sewer laterals are typically PVC or ABS and holding up well.

Post-2000 newer builds. PEX supply, PVC drain, ABS sewer. Generally low-maintenance at this age, but early PEX-A installations and certain brass fittings can have higher-than-expected failure rates. Worth attention in homes built 2003 to 2010.
